Yes, you can buy property through your SMSF. But there’s a right way to do it.

Property is a popular SMSF investment – offering tax efficiency, long-term growth potential, and strategic benefits for business owners. For example, small business owners can use their SMSF to buy their business premises and lease it back – directing rent into their super fund.

However, like many other aspects of creating and running an SMSF, investing in property through an SMSF can be complicated and costly.  To ensure that your investment property will continue to help create your dream financial future, there are a number of rules governing what type of property you can buy and how it can be used.

For example, in order to be eligible for the same tax benefits as a traditional retail or industry super fund, your SMSF has to pass the sole purpose test. In order to pass this test, all investments purchased using your superannuation fund have to be solely for providing retirement benefits to the members of your SMSF.
